1.
The main condition of acceptance is that good care is taken of the property and its contents, and that it is left as clean and tidy as it is found. This care is to include all utensils, crockery and other equipment. Any damage or breakage's are the responsibility of the person booking.

A deposit of 20% is required with the balance payable a minimum of 4 weeks prior to arrival. Any booking cancelled shall be subject to the following cancellation fees:-

12 weeks prior to arrival - Deposit
12 - 8 weeks prior - 50% of Total Rental
8 - 4 weeks prior - 75% of Total Rental
4 - 0 weeks prior - 100% of Total Rental

The above cancellation fees would be negotiable in the event of the property being re-let but we reserve the right to apply these charges in the event of a cancellation. You are strongly recommended to take out "Holiday Cancellation and Curtailment Insurance" - Bookings are from Friday to Friday. Other periods by prior agreement.

The property is offered on the understanding that no more than Four persons which would include 2 children over 12 years shall use it except by prior agreement in writing.

As the property is principally designed for family holidays, we reserve the right to refuse any booking which may in our opinion by reasons of numbers or composition, be unsuitable for the property.

No liability can be accepted for any loss, damage, sickness or injury however caused which may be sustained during the holiday to the tenant or any member of the party, or invited person or to any car and its contents or any possession of the tenant or any member of the party defined above.

7.
You will permit us with or without workmen or others at reasonable times to enter inspect and if necessary repair the property. You must not assign or part with possession of the property part of it or any of its contents. Nor must you use it for any purpose other than holiday accommodation by those persons names on the booking form.

8.
If there should be cause for complaint or accidental damage this must be reported to us immediately otherwise the matter cannot be fully investigated - it is too late to report it after the holiday.

9.
Whilst we make every effort to ensure that any descriptions advertisements or representations are made in good faith, neither they nor any representations made by employees or any others on our behalf shall create any liability on our part and no special condition exception modification or liability can be accepted on our behalf excepting only by the principal in writing.
